Nick Hooper- buyers thought it showed beautifully. They are looking for more closet space and a larger primary bedroom.

4/13 Open House- 8 parties through. One couple was from La Jolla that just started looking for a home. We had another older family from Florida that weren’t sure if they are going to buy out here. There were several people who were out and about and saw the signs. There were also a few neighbors that came by. The feedback was extremely positive. There were many compliments on the kitchen and overall look and feel of the home (nothing negative to report). 

 

4/16 Broker Open House-  about 60 agents through. They all thought the house showed incredibly well. They loved the high ceilings, that it was 4 bedrooms/3.5 baths, that there is a downstairs primary bedroom, big garage and the outdoor space. There were many compliments on the kitchen and everyone agreed the proximity to the beach and walkability was a big plus. Some constructive comments were there was no curb appeal from Cress meaning you can not see the front of the home just hedges and you had to come in the alley to get to the front door or in the house. In regards to pricing, some agents thought it was listed exactly where they would price it at. There were several agents that thought it is a bit high but close. The pricing recommendations came in between $3.7-current list price.

4/22 - Andreas buyer- She liked the home and was going to discuss bringing her husband back. They are just in the beginning stages. They are selling their home in Lido and looking to relocate to Laguna.

5/3 Open House- There were about 8 parties through. The buyer Andrea’s been speaking with came through to see the home. She sent him the comps and is connecting with him this week. 4 neighbors come through, 1 agent, 3 prospective buyers.

5/10 Open House- Had 5 parties come through. The feedback was very positive with people loving the open concept and surprised by the spacious living room. I met a nice couple from Pasadena thinking of moving but they are in the early stages. Overall it was a good turn out.


5/11 Open House- We had about six parties come through. One couple from the Palisades expressed interest in the home but had some concerns about its proximity to Coast Highway and Glenneyre, particularly regarding summertime traffic. They liked the property overall and plan to return this weekend to view additional properties. We'll be sure to include Cress at the end of the showing for them to revisit. Another couple, from Florida working with Amanda Horton, liked the home but are not in a position to purchase above $3 million. I'll continue to stay in touch with Amanda as we move forward. We also had a young couple from Mission Viejo who loved the home but are only exploring options and cannot afford Laguna Beach. A couple from South Laguna came through as well; they are looking to downsize, though the husband is hesitant to move, with the wife leading the charge. I don’t anticipate them as serious buyers, but I’m meeting with them on Wednesday to see their current home and discuss potential options. Additionally, a neighbor Brett, who is a broker, visited to stay informed about the neighborhood. Lastly, another couple came through, but they were fairly reserved and didn’t provide any feedback or share their contact information for follow-up.

5/13- Marisa Whitaker- agent facetimed her clients looking for a second home. They loved it and seemed interested. We will be following up for further feedback. Upon following up they seemed concerned about the location in the summer with kids and the beaches nearby. Andrea is working on speaking with the agent and giving her accurate info as she is from Mission Viejo. 

5/17- About 6 parties through, 3 were neighbors who were surprised by how open the floor plan was and loved the natural light as well as the side yard and the deck space. The other parties were beach goers/passerby guests. Overall there was not much negative feedback except for one party who was surprised by the price but they weren’t familiar with Laguna and average price per square foot in the area. 

5/18- Andrea’s buyers- Her buyers are interested and are still thinking things over. Andrea is in contact with them. 

5/19- Kelly brochu- the buyers love it. They live on Rimrock and would have to sell. She was going to put some numbers together and talk to her husband

4/9: Property featured in our Ad with the Coastal Real Estate Guide. 

4/9: Posted a "Just Listed" post on IG, FB, LinkedIn & Twitter, advertised & pushed lead capturing website on IG + FB stories. 

4/9: Created a Mini house tour on IF + FB stories, enticing people to click the link directing them to the property website to learn more. 

4/9: Created + ran a paid AD on Instagram over the next 7 days, promoting the ‘Just Listed’ post. The goal is to drive traffic to the property website. The target audience is Laguna Beach locals. 

4/10: Created an Isuu publication/ digital flip book & advertised on IG + FB stories.   

4/10: wrote a blog post about the home and inserted a link to the lead capturing website. Posted the blog on IG + FB stories. 

4/10: Sent out a Just Listed E-card to our agent database of 1,580 agents, advertising the open house this weekend. 

4/10: Send out a Just Listed E-card to our database of 7,159 potential clients advertising the home + the open houses this weekend. 

4/11: Sent out Email to agent database of 1,580 agents, advertising the open house this weekend.
